Cozumel Business Groups Join in Trashy Efforts

Our good friends at Delta Airlines in Cozumel had their own beach clean up
on June 10. Representing the Trashy Group was our own Laura Chisholm, who together with the Delta group brought in 16 bags of trash and a refrigerator door. (I swear we keep hauling away the same door over and over!) Along with Celia's 2 bags of litter from her neighborhood, we are calling it 20 bags into the counter!

Early June saw heavy rains that caused flooding and trash to flow and collect in John Pera's neighborhood. He tackled
the eyesore and added 12 very large bags of trash to the count. Way to go John!

Super kudos go out to Dive Choice Mexico for beginning their campaign to use reusable water bottles on their dive trips. We hope many other companies and residents take inspiration from their eco-friendly policy. Remember, Refill - not Landfill!

Last but not least, on June 22 volunteers at the Trashy Event for June chucked 25 bags into the bag counter. Plus, one huge bag of plastic bottles went from the beach to Baasha, the local recycling center. Huge thanks to PASA, all the volunteers, and hidden treasure sponsors! Its wonderful to see businesses, groups, and individuals all striving to make a difference in our community. Together we will succeed in keeping Cozumel the amazing jewel of nature she was meant to be.

We are almost halfway to our 1000 bag goal for this year. The next Trashy Event is scheduled for Sunday July 14th at 9am. All are invited to join us for the fun! You can find the Trashy Little Group on facebook for complete details.

As you know, much of the trash we collect on Cozumel beaches comes from countries far away. Bill and my past travels to Bali, Indonesia, we have been appalled with all of the garbage thrown into the rivers and ditches. I'm very happy to report that on this trip we have inquired and found that the Balinese have put forth a very special effort to clean up their waterways. We have had heavy rains off and on over the past few weeks that sweeps garbage into the ditches, but the Balinese are actually cleaning it up before it gets to the sea!!! I wish every country would put forth the same great effort and not use waterways as trash dispensers.

Cozumel will Celebrate 4th of July


Although the 4th of July is an American holiday and not traditionally celebrated here in Cozumel, municipal officials have graciously offered to commemorate the event for island visitors and the many ex-patriot Americans who call Cozumel home.

On the evening of Thursday July 4th, from 5 – 11 pm, at Punta Langosta Shopping Center, the Department of Tourism will host the celebration. Many locally owned restaurants such as Rock N Java, Kinta, Kondesa, La Cocay, Blue Angel Restaurant, and of course Carlos n Charlies will be offering special dishes. There will be live music from the Carlos n Charlies house band – Divine, as well as a DJ for dancing. For the kids, there will be facepainters, clowns, and a variety of contests! Both the Chrysalis Foundation, which helps island children with school supplies, as well as the Humane Society of Cozumel Island will be on hand as well.

Punta Langosta has graciously stepped up and offered their property, when it became apparent that the celebrations, which have traditionally been held in the downtown zocalo, would compete with the upcoming municipal elections. There is plenty of free parking in their adjoined lot in the back.

First of all, at Cross Border Investment we would like to thank-you because we receive many prospects every week - Mexicans and foreigners. One question we receive frequently is about the time-frames to deed a property when the buyer is a foreigner purchasing via a mortgage. Foreigners need to have their migratory status (temporary or permanent) - often known as FM - to qualify for the mortgage. This is probably the most significant difference in the process to deed a property when the buyer is a foreigner. At the end of 2012, Mexican migration modified the process to obtain migratory status for the first time. Below, we explain the process that corresponds to foreigners purchasing property in Mexico via a mortgage step by step - prequalification, FM, approval, deeding. It is important to remember that foreigners can qualify using their income documentation and credit report from the US and Canada.

 

1. Cross Border Investment pre-qualifies the client, analyzing his credit report and income documentation.

2. The client solicits his migratory status at the Mexican embassy/ consulate in the city where he lives.

3. The client goes to a migration office in Mexico to submit documents and approximately 5 business days later leaves his finger prints. The client can exit Mexico during these two steps, but usually he stays. Since the client will be in the area for minimum 1 week, it is a good opportunity to visit properties in person.

4. Approximately 1 month after leaving his finger prints, the migratory status card is ready to be picked up at the migration office. Approximately 2 weeks before the client comes to pick up his FM, we work on getting together a complete loan package so that we just need to add the FM when it is received.

5. The FM applicant must pick up his visa in person. We will take advantage of this trip and open a bank account with the lender. For those reasons, it is best that the client be present in Mexico for minimum 3 business days.

6. With the FM, we submit a complete loan package to the lender.

7. Once approved, the client pays the deposits for the closing.

8. The seller sends to Cross Border Investment the property documents needed to transfer title and we order the appraisal, bank trust, certificates and permits required to deed.

9. Approximately 1 month later, we program the signing of the deed and the funding of the loan. The client needs to be present.

The requirement by the lenders that foreigners have their migratory status adds a layer to the closing times and at Cross Border Investment, we are aware that there is significant participation required on behalf of the borrower when a foreigner purchases a property via a mortgage. The migratory status requirement reduces the risk for the lender and we think this will continue to be a requirement for at least the near future. It is important that the client understands the benefits of the process – after deeding, he will not only be the owner of the property, he will also be a legal resident of Mexico, which will assist in various processes when one lives in a country or has investments abroad. Additionally, he will have a Mexican bank account, and will be creating a credit history in Mexico - not to mention shorter lines at some airports. For many borrowers, the benefit of the process has to do with capital gains. The majority of the states in Mexico require migratory status to be exempt for capital gains when a foreginer sells his property – without his FM, the seller would most likely be required to pay all capital gains.

Sea Turtle Workshop

Be part of this amazing experience from July 5 until August 13. Walk the beaches accompanied bya biologist while experiencing first-hand the nesting behavior of the marine turtle. The workshop takes place in the Faro Celarain Eco Park on Monday, Tuesday, Wednesday and Friday from 9 pm-12 a.m.

The meeting point for the sea turtle workshop will be at the police security point at Faro Celarain Eco Park at 9 pm. The cost is US$60 for adults, and US$30 for children.

Whale Shark Excursion

 

 

During the summer months (June - September) hundreds of Whale Sharks gather just north of Isla Mujeres in a seven mile radius to take advantage of the plankton rich waters created by the joining of the Gulf of Mexico and the Caribbean Sea. The whale shark is the largest fish existing in the ocean today. The whale shark prefers waters of warm surface temperature, in areas where there are upwellings of nutrient rich colder water - these conditions favor blooms of plankton on which the sharks feed. There are many tours out of Cozumel, so come swim with the Whale Sharks this summer!!
