The Bill to Eliminate the Fideicomiso- Did Not Pass

A bill to eliminate the Fideicomiso was presented to the Federal Congress last year. There has been a buzz over whether the Fideicomiso would be eliminated since it passed the first round through Congress with all states agreeing it should be eliminated. Many foreign buyers have put off buying because they wondered if the fideicomiso would still be necessary. A Fideicomiso is a contract between the buyer and financial institution that states the bank will be the manager of the asset for a time period agreed of usually 50 years. Banks would eagerly extend for another 50 years since they charge around $550 USD+ a year to “manage” the trust. Foreign buyers have been wanting to get rid of this fee and banks have lobbied to keep the Fideicomiso in place and continue pulling in the annual fee. Actually, the Fideicomisio fee plus Mexican property taxes together are a fraction of what most people pay in annual property taxes alone in countries outside of Mexico. The bill to eliminate the Fideicomiso did not pass through the Senate. So in conclusion, the Fideicomiso that has been used in Mexico since 1994 will remain as a foreigners' way to legal and safe ownership of property in Mexico.
Bottomline, the Senate couldn’t work out the details as to how to eliminate the Fideicomiso. Elimination would have meant anyone formally holding title in a Fideicomisio would then no longer have a title and would have to spend a lot of money to re-title. This would have caused more animosity among foreign owners and given Mexico a bad rap. To re-title, notarios who establish titles would have to have been paid, municipality taxes, the Federal capital gains taxes all would have to have been paid, and it was just too difficult to wave these fees for work done. So, Fideicomiso’s will remain as a safe, inexpensive ways for foreigners to hold title in Mexico.

Trashy Group Applauds Individual Efforts & Tip the Island is Coming!

Sunday February 23rd about 30 members of the Trashy Group and Rotary Cozumel joined forces and cleaned a sadly trashed stretch of beach just north of the Rasta Bar on Cozumel's eastern shore. There is so much trash washed up on our shores right now - it is truly a life altering experience to behold. Thanks so much to our Friend Amalia Quintal Morejon with Rotary Cozumel for joining our effort to restore the beach to its rightful beauty. 51 bags of trash were removed from that beach that morning. We are also so pleased to report members piled 23 additional bags into the counter for February. It has been a great month with so many new and old friends contributing to the health and beauty of the island.

We are so grateful to have the support of our sponsors who keep the events super fun with their generously donated prizes. Can't make it to an event? One great way to help out it to stop by and patronize our sponsors - if you get a chance, slap them a "high five" and let them know how much you appreciate their commitment to keeping Cozumel clean! Sponsors of the Trashy Group:

Buccanos *Cariloha and Del Sol Shops *Cha Cha's Kitchen
*Cozumel Bar Hop *Guidos Restaurant *La Choza
*La Hach *Mayan Fiesta Rumcakes (yum!)
*No Name Bar *Papa Hogs *Prima *Señor Frogs

and this months guest sponsors; Barefoot in Cozumel Massage, and Burritos Gorditos!
The month of March offers two chances to get trashy and make new friends at the beach. Thanks to the extraordinary efforts of Jana Fisher, the 3rd annual "Tip the Island" party on Sunday March 3rd, begins with a beach clean up effort followed by a day of fun in the sun. All are welcome to join in the fun.

For more info find them on facebook: https://www.facebook.com/events/423086641155743/

You can also find the lovely Jana on facebook.
Save the Date - The Trashy Event for March will be held Saturday March 15th - Check the Trashy Little Group on facebook for upcoming details.
