MORTGAGES FOR 
FOREIGNERS

Borrowers document their income and credit from their home country (most often US and Canada, but other countries are acceptable) and similar underwriting processes that one expects at home are utilized.  It is NOT necessary for borrowers to have ties to Mexico – borrowers do NOT need bank statements, credit or residency status for Mexico.  ALL the documentation requirements can be satisfied from the US or Canada. 

 

 

 

As a result of CBI having developed the mortgage products directly with the lenders, we are experts on all processes, including the qualification requirements.  As such, we are able to advise borrowers whether they should be approved with great accuracy and within 2 business days of having received the income and credit documentation. 

 

 

 

For current loan conditions, we recommend you contact CBI directly.  As of the date of this newsletter, the borrower needs to have 30% down payment + closing costs in cash; US or Canadian tax returns/ paystubs/ bank statements and credit report to qualify; and the property needs to be ready to be deeded (mortgages are not applicable for preconstruction).

Parque del Sol planned for Cozumel land

A new seaside park is scheduled for construction at Cozumel on land that was once tied up in a legal battle. Frida Adriana Payan Rodríguez, director of Public Works, explained that the land earmarked for the new park was in litigation between the city and a businessman, however, the city won and has since applied for an environmental permit to construct the park.

Payan Rodríguez said that the seaside project, Parque del Sol, will consist of a retaining wall, sculpture, benches and picnic tables, adding that they are also considering the construction of an amphitheater for cultural events. The park will be built in an area where people can enjoy the sea view at dusk or watch cruise ships pass the island.

She says that the park will cost around five million peso, is scheduled to begin construction in April and should take around five months to complete.

Cozumel as the quintessential “Diving Paradise”



Cozumel, also known as the Island of Swallows (isla de la golondrinas), is surrounded by the Caribbean Sea, its turquoise waters and its wide variety of attractions make it a must-see if you visit the Mexican Caribbean.

Cozumel is the largest island in Mexico, number one cruise destination in the world and it is a world-class tourist resort area that has it all: beaches, gastronomy, reefs, luxury hotels, golf courses, even archaeology, but most of all, Cozumel is a Diving Paradise.

WHAT TO DO IN COZUMEL?
Once disembarked from the Ferry it is time to make the decision of how to move around the island, either by taxi, rent a quad bike, scooter or bike.

DIVING AND SNORKELING IN THE FIVE REEFS (LOS 5 ARRECIFES)

This island owes its worldwide fame to sports diving, considered among the best in the world for scuba diving and snorkeling. Throughout the island there are approximately 55 places to carry out any of these two activities.

Most dive sites and the most popular are located on the southwest side of the island. Quintana Roo: undisputed leader in cruise ship tourism

The arrival of more than 4.9 million cruise passengers to Quintana Roo, 70.3 percent of the total 6,975,172 passengers who arrived in Mexico by boat, from January to November 2018, according to data from the General Directorate of Ports and Merchant Marine of the SCT, places the state as the undisputed national leader in cruise tourism.

The port of Cozumel concentrates to date the largest cruise activity in all of Mexico, according to the article published on “Forbes”.

In a recent publication, “Forbes” emphasized that, in 2018, the country exceeded expectations in cruise tourism, with a growth of 7.2% in the number of tourists per ship and 4% in arrivals of cruises to national ports, with an economic revenue of 480 million dollars.

It is worth mentioning that in 2018, Quintana Roo confirmed its leadership in cruise tourism by receiving in Cozumel and Mahahual the “Symphony of the Seas”, the largest cruise ship in the world, with capacity for more than eight thousand people, 6,680 guests and 2,200 crew members.
