We remind you that Cross Border Investment is approved with 9 different banks – representing virtually all the options to purchase a property via a mortgage. We work with any prospect client who can qualify in any area of Mexico, but our principal markets are nationals and foreigners who purchase second homes in Puerto Vallarta/ Rivera Nayarit and Playa del Carmen/ Rivera Maya. We specialize in clients who are self-employed, who require a premium level of service, and who normally do not live in the area where they are purchasing – complicated transactions to which we are accustomed!

Currently, there are mortgages available for the following purposes: purchase of a completed house or condominium; purchase of an urbanized lot; rate-and-term refinance; cash-out; construction; presale; renovation; construction completion. There are mortgages available via PyME (for its acronym in Spanish – Small and Medium Businesses) for the following purposes: purchase of a retail space, office, warehouse, industrial or commercial land; construction on land owned by the business applicant.

To qualify for a mortgage for the purchase or a property, we need to analyze the applicant’s income documentation and credit report to determine that he has the debt-to-income ratio for the desired loan amount and a healthy credit history. The majority of our clients document their income via bank statements, pay stubs and/ or tax returns.
Recently, many clients have been taking advantage of improved conditions offered by the banks and they have been refinancing their mortgages. Depending on the lender with whom we are going to substitute the mortgage, it is not always necessary to document income – it is possible to qualify the applicant based solely on having no recent late payments with his current mortgage. We have worked with clients who are now saving 35%+ of their monthly payments!

Depending on the purpose of the mortgage and the qualifications of the applicant, the majority of our clients qualify for interest rates from 8.48%-10.75%; the minimum down payment is 10% (if the applicant does not have a credit history in Mexico, the down payment is 30-40%); the amortization periods are usually up to 20 years; the majority of the mortgages do not have a prepayment fee; and non-Mexican applicants need to have their migratory status (temporary or permanent).

Cozumel Magno Air Festival

On February 10th, the Magno Air Festival (Magno Festival Aereo) will be held in Cozumel. This will be one of the largest air shows ever held on the island. An official bulletin from Mayor Fredy Marrufo Martín, confirmed that Cozumel will host the celebration commemorating the 70th anniversary of the Mexican Air Force. The Mexican Air Force became an official branch of the Armed Forces on February 10, 1944.

The Festival will include troops dropping from helicopters and the flying of various types of aircraft, both current and historic. The Supersonic Northrop F-S Tiger Air crafts that bear the insignia of the Mexican Air Force will be displayed. The Air show and ceremony will be a momentous day for both the Mexican Air Force and the Island. Cozumel will be in the National and International lime light.

2014 Kicks off strong with over 100 Bags into the 2014 Bag Counter.

It's 2014 - Our 3rd full year of coming together to keep Cozumel beautiful! We kicked it off in a huge way with 81 bags collected at our January event on the 19th, PLUS, individual efforts added a whopping 51 more bags to the counter for a total of 132 bags for January. WOW! It was a beautiful day to get trashy - and unfortunately there was plenty of trash on the beach to collect. We are so grateful to our volunteers, our monthly sponsors and PASA for their dedication to helping keep Cozumel cleaner.
