A very unique home built with the family in mind. It can be sold furnished or unfurnished and is handicap accessible. The lot is 12 x 40 meters = 500 m2 or 40.32 ft x 134.4 ft. = 5,419 sf. Construction of 600 m2 or 6500 s.f. All plans will be included.
Cozumel normally has no basements, but this house does have a basement. The house has been built with a space for an 4 person elevator. The owner has been quoted $150,000 pesos to install a fully functional elevator. In the interim you can load a 5 gallon bottle of water for example and send it up versus having to carry it. The electric, plumbing are all independent on each floor making the utility bills unbelievably low.
The house has been built 2.5 meters high above the ground with a ramp so this is one home that can be totally handicap accessible to the roof top once the elevator goes in. There is CAPA (city water), a well, and they also have tubing to capture rainwater, so plenty of water.
The pool has a self-filtering system to clean leaves and debris off the surface. From the pool you can go downstairs into the backyard and enter the basement where the pool equipment is, maid’s quarters, a cinema, gym and steam bath, etc. There are maids quarters with bedroom and bath. There is a big area for storage. The pipes are left open to be easily repaired. There is a movie room with cinema and surround sound. A gym and steam bath and stairs to the first level office. Water storage tanks are also in the basement: One 5000 liter tanks for CAPA, and a 2500 liter for rainwater.
The owner has put in a European system for air flow called Candanesa Well. This system is usually for frozen areas, but pipes underground stay at 23 degrees centegrade all the time so once connected, the tubing will pipe 23 degree filtered air throughout the house that controls humidity. This system is used in Japan versus fans that push usually warm air down making it very efficient. There are 7 Inverter mini-splits in the house.
When you enter the first level of the house, to the right is the party area with the pool and to the left is the main house. The wife is a chef so the kitchen is very nice with large pantry. There is a front door that enters into a large entrance hall with circular stairway to the living area on the 2nd floor and all of the bedrooms. The master bedroom is very large. All bedrooms have a place for closets but no closets there yet. There is a bedroom in the front and two bedrooms with a Jack ‘n Jill bath between them.
There are beautiful views from the roof top. The palapa area is not grass, but looks like grass. It’s cost is 20% more than conventional grass palapas but lasts much longer. It is a very unique product that doesn’t make the mess that grass does. It’s a polypopalline that doesn’t burn. On the roof top is a jacuzzi tub.
The garden produces around 100 coconuts every 3 months. It’s a unique home.
